Burlington, Vermont was such a pretty little town. But this year it started dying. The stores and restaurants are boarded up, and the town looks dead.

Is it raising rents due to real estate speculation. Lots of newly gentrified places actually have a large number of empty stores for this reason. In San Francisco and New York it is so bad the city is thinking of imposing a fine on landlords with empty store front to get them to drop the rents. The thought is to punish the real estate speculators who are driving rent to unsustainable levels.
